Global REIT: Different tokens - different dividends

As we said, in the final part of the review of the Global REIT project we will talk about GREM and GRET tokens, which are publicly sold within its framework. In the previous article, we found out that the idea of ​​the founders of Global REIT is to create an investment real estate fund whose work will be based on the use of blocking technology.

Such a decision has never been applied before, therefore Global REIT will become the first of its kind investment funds, whose participants will be able to receive dividends for investing in real estate by buying tokens. Moreover, the project will solve the existing problems of investing in real estate, which could not be solved by the existing funds.

So, with Global REIT, not only large investors with solid investment portfolios can invest in real estate, but also beginners, because there is practically no threshold for entering the fund - users can buy even one token, after which they will receive a monthly profit in the form of dividends.

Well, it's time to talk about why in general the project produces different tokens, what is the difference between them and why they should be purchased. But first let's talk about the fact that the Global REIT project is already in place and what plans its creators are building for the future.

First investment

So, the company Global REIT was founded earlier this year, and by now has managed to launch its blockbuster platform, hold a presale of tokens in May, and in June - begin the main round of the crowdsdale. The plans of the project's creators are to reach the level of $ 10 billion within 5 years in order to reach a high level and allow their participants to get a really big profit in the form of dividends. 

But the fund is going to start with a smaller investment of $ 75 million, buying the hotel Mysk Al Mouj by Shaza Hotel in Dubai, UAE. United Arab Emirates are included in those Muslim countries, which are subject to Sharia law, on which the activity of the first real estate investment fund based on blockade technology is based.

The hotel will be purchased in June this year, and its purchase coincides with the public sale of tokens. Already in July, users who have become part of the Global REIT real estate investment fund will be able to receive the first dividends from the hotel profits, depending on the number of tokens purchased.

The creators of the project are not going to delay with the implementation of their plans, so by the end of this year Global REIT will acquire three more properties, including: a residential building and a shopping center in the UAE, as well as a hotel in the UK. In this regard, since early 2019, investors of this fund will be able to fully receive large dividends from its profits.

The Global REIT Framework

Before we talk about the role of the project's tokens, we decided to consider how the work of the first real estate investment fund based on blocking technology will look on the whole. In order to effectively apply the technology of distributed registries, the creators of Global REIT had to create a platform through which asset management will be carried out and automated dividend payment to participants. 

The platform will consist of three key elements (modules): an asset management module, a compliance and security module, and a transactional module. The latter, in turn, is responsible for the implementation of transactions between the two remaining modules, and the owners of the tokens, that is, investors who must receive monthly dividends from management and ownership of assets.

The compliance and security module is responsible for the reliability of interaction between investors, Global REIT and owners of assets, that is, real estate. Compliance includes the authentication of all users in compliance with the KYC (Know Your Customer) policy, as well as AML (Anti-Money Laundering) verification.

The main component of the platform is the Asset Management module. The use of blocking technology, in particular Ethereum Blockchain, takes place precisely in this element of the Global REIT foundation, because the creators of the platform need to provide users on both sides, both investors and owners of assets, with the appropriate level of security, reliability and, most importantly, transparency.

Asset Management Module owners of assets from around the world will be able to register their real estate, and investors, in turn, will have the opportunity to choose the most suitable and promising assets among all that will be listed on the platform.

Project Tokens

As we have already said, the tokens of the project will be GREM tokens (Global REIT Fund Manager Token) and GRET (Global REIT Asset Token) tokens that will be distributed among the ICO participants, with each participant necessarily receiving both tokens as they are intended for different purposes, are issued in different volumes and will bring dividends of different sizes. 

At the same time, participation in the ICO involves the purchase of tokens with the help of ERC-20, Bitcoin or fiat (national) currency, and payment of dividends - exclusively in dollars and USDT.

Let's start with the GREM tokens. Global REIT Fund Manager Token provides for the ownership of shares in the management company of the Global REIT Fund (Fund Management Company). The first dividend payments to holders of GREM tokens will be charged at a rate of 2% of the profit of the property.

But to further stabilize the work of the real estate investment fund within three years, the amount of dividends will decrease by 0.25%, until it reaches 1.25% of the net asset value of investment assets. In general, the use of GREM is similar to traditional investment through real estate investment trusts.

GRET Global REIT Asset Token), that is, asset tokens, are intended for other purposes, and therefore will designate the investor's ownership of the Asset Owning Company's shares. Given that the GRET tokens are issued several times less than the GREM tokens (75,000,000 to 200,000,000), the dividends for owning GRET will be higher - 8% of the assets under management monthly, without any changes.

Tokens can be freely sold and purchased through crypto-exchange exchanges, given that their market value will change from the end of the ICO. Despite the fact that the payment of dividends for tokens has a certain similarity with traditional investment funds (REIT), the acquisition of tokens will be for the investor much simpler, faster, cheaper and, definitely, a reliable way.
